Toronto Short-Term Rental Regulations (Summary)

The City of Toronto has specific by-laws governing short-term rentals. As a registered short-term rental host, you must display your valid Short-Term Rental (STR) license number on any website or platform where your property is advertised.

In Toronto, short-term rentals are permitted only on Airbnb and Booking.com. Hosts may rent their primary residence for a maximum of 180 nights per calendar year (January 1 to December 31). Once this limit is reached, the property may only be rented as a long-term rental, defined as stays of 28 nights or longer.

Before listing, property owners must confirm with their building’s property manager or condominium board that short-term rentals are permitted and comply with any minimum stay requirements.

Taxes

Airbnb and Booking.com automatically collect and remit applicable HST and the Municipal Accommodation Tax (MAT) on behalf of hosts. Property owners remain responsible for their overall tax compliance and reporting obligations.
